1. Respect the Property — Damage Costs May Apply We take great pride in maintaining a clean, comfortable space. If there is damage to the home, missing items, or excessive wear, we may submit a claim through Airbnb for reimbursement. Typical damages may result in a $100–$500 claim, depending on severity. 2. Registered Guests Only — $500 Fee for Unauthorized Guests Only guests listed on the reservation are allowed on the property overnight. If additional guests are discovered without prior approval, we reserve the right to submit a $500 violation claim. 3. Extending Your Stay? Ask First If you'd like to stay longer, message us before your checkout time. We’ll do our best to accommodate. Unapproved extensions may result in a $100/hour late checkout fee, plus potential disruption costs. 4. Safety First — Guest Assumes Risk You’re responsible for your safety and the safety of your group while on the property. Report any dangerous conditions immediately. Negligent behavior may result in claims up to $1,000, depending on the incident. 5. No Parties — $500 Fee Parties or loud disturbances are strictly prohibited. Quiet hours: 10 PM – 8 AM. Violations = $500 fine and possible removal/reporting to Airbnb. 6. No Smoking or Vaping Indoors — $500 Deodorization Fee Smoking or vaping indoors or near open windows/doors will result in a $500 claim. This includes tobacco, marijuana, e-cigarettes, and incense. 7. No Pets — $500 Cleaning Fee for Unauthorized Animals This is a pet-free property unless otherwise approved. Unauthorized pets = $500 cleaning fee. Service animals per Airbnb policy are respected. 8. Excessive Mess — $100/hr Cleaning Fee Heavy messes may incur a $100/hour cleaning fee, filed through Airbnb with documentation. 9. Early Check-in is Not Guaranteed — $50 Unauthorized Entry Fee Unauthorized early entry before check-in time may result in a $50 fee. 10. Late Checkout = $100/hour Fee Unless arranged in advance, late departures incur a $100/hour fee. 11. No Daily Cleaning — You’re Responsible for Tidiness Daily cleaning is not provided. Excessive mess = potential claim. 12. Shoes Off Inside — $100 Deep Cleaning Fee if Ignored Please remove shoes indoors. Excessive dirt may result in a $100 floor cleaning claim. 13. Avoid Lingering Cooking Odors — $150 Deodorization Fee Strong lingering food odors (fish, curry, etc.) may result in a $150 deodorizing fee if not properly ventilated. 14. No Fireworks — $250 Violation Fee Fireworks are not allowed. Violations may result in a $250 fine. 15. Pool Access is Conditional — $150 Key Deposit Required Access requires a waiver and $150 refundable deposit. Misuse or unreturned key = forfeit. 16. Tampering with Safety Devices — $500 Fee Tampering with smoke detectors, security cameras, or Wi-Fi = $500 claim + removal. 17. Unauthorized Events or Filming — $1,000 Penalty Unauthorized commercial use = $1,000 penalty and potential removal. 18. Parking Rules — $100 Violation Fee Only use designated spots. Parking violations = $100 fine. 19. Lost & Found Items left behind can be returned for a $25 handling/shipping fee. 20. Agreement to House Rules By booking, you agree to these rules. Violations may result in Airbnb claims, extra charges, or early termination of your stay. 21. Communication Must Stay on Airbnb All communication before, during, and after your stay must occur through the Airbnb platform. This helps ensure your protection under Airbnb policies and keeps everything organized. 22. Travel Insurance is Strongly Recommended — No Exceptions to Cancellation Terms We strongly recommend purchasing travel insurance to protect against unexpected events such as illness, flight changes, or bad weather. As hosts, we are not able to issue refunds, reschedule dates, or override Airbnb’s cancellation policy under any circumstances. No-shows or early checkouts are not eligible for refunds.

You'll have access to the entire house and property, however the third bay is reserved for the owner's belongings.
