It’s not trying to be fancy — it’s clean, comfy, and perfect if you care more about location and value than marble countertops. This is a cozy no-frills studio with everything you need in a compact setup. But if you're after location, walkability, and a place that quietly saves the day without breaking the bank — you’re in the right spot.

Other Details to Note

PARKING- There are four first-come, first-served spots along the side and front of the building. Bring one car and try not to play Tetris with the neighbors’ bumpers. If the lot’s full, street parking usually saves the day—especially along Warm Springs Ave and by the cemetery down the block (quiet neighbors over there). On the off chance you park on the street and get a ticket because the lot was packed, snap a pic and we’ll cover it. Fun fact: it’s never actually happened. The area is super walkable, and Lime scooters are scattered everywhere if you’d rather scoot than circle the block. A/C- This building is old-school and doesn’t have central air, but the apartment has window units and fans that handle normal summer temps just fine. When Boise hits those “why is the sun angry?” heat waves, the units do their best but won’t chill the place like a modern system. If you run hot or you're here during triple-digit weather, just know this isn’t a luxury-level cool zone—it’s a window-unit warrior doing honorable work.

Please report any safety issues when you arrive. – No parties, events, or excessive noise. Quiet hours are from 10 PM to 8 AM. Violations may result in a $500 fee and removal from the property. – No smoking, vaping, or drug use inside the home or near open windows or doors. Smoking is allowed outside, away from the property. If the home smells like smoke or if butts are left behind, a $500 cleaning and remediation fee will be charged. – No pets of any kind unless explicitly approved in your current booking. Prior pet approvals do not carry over. Unauthorized pets will result in a $500 fee. – Please leave the home reasonably tidy. If excessive cleaning is required, you may be charged $100/hour for additional housekeeping. – Early check-in and late checkout are only possible if the calendar and cleaning schedule allow. This place was excellent. Never had any problems with parking. Noise was minimal during the day being on a busy street and pretty quiet at night, slept great! Those two potential issues were clearly mentioned in the listing, however they were never an issue for me during my stay. Budget friendly and very responsive hosts!

This stay was extremely lovely. I found it much quieter than other reviews had me anticipating, though the occasional loud vehicle did pass by. As many others have said, the external bathroom was not an issue, however, one other item that fellow giants should be aware of (I’m 6’6”) is that the shower stall is a bit tiny. Certainly not a significant detractor from everything else that made the stay great. The hosts were proactive with making sure my check in went well. And I have to give a special shout-out to the bed: easily the most comfortable bed I’ve ever experienced at an AirBnB OR hotel. It made it difficult to want to get up in the morning!

Find us

There are four first come first serve parking spots on the left hand side of the building and in front of the building. Please limit one car per booking and please make sure not to block any tenants in. The lot may sometimes be full. The property is very walkable, and there are Bird and Lime scooters peppered around the city that can be great for getting around too.
